Tenant Demands N10 Million Compensation Over Alleged Unlawful Deroofing in Rumuosi

Following the alleged deroofing of a residential apartment occupied by Mr. Ikechukwu on John Egwutu Farm Road, Rumuosi in Obio/Akpor LGA, the tenant has demanded ₦10 million in compensation from his landlord, Mr. Ndudim Kenneth, for damages and losses.

This demand was outlined in a formal letter from C.C. Onyeka Esq. of Gray Edge Attorneys, counsel to Mr. Ikechukwu, and addressed to Mirabel Usoro Esq., the landlord’s lawyer. The letter demanded immediate payment for the alleged damages.

The letter stated that Mr. Kenneth had issued a notice on December 9, 2024, expressing intent to recover possession of the property.

According to the tenant’s counsel, the notice failed to meet the legal requirements and amounted to a threat of forced eviction.

Further details in the letter claimed that after the expiration of the notice, the landlord allegedly deroofed the apartment under the guise of renovation—leaving the tenant, his wife (who had recently given birth), and their two children without proper shelter during the rainy season.

It was also claimed that several personal items, documents, and household effects were destroyed, and the tenant’s son was injured during the process.

On these grounds, Mr. Ikechukwu is demanding ₦10 million as compensation for emotional distress, physical injuries, and property loss, giving the landlord a seven-day deadline to comply.

The tenant’s lawyer further warned that failure to meet the demand would result in immediate legal action.

He also urged the landlord’s counsel to advise her client to stop all alleged illegal actions and comply with proper procedures for tenant eviction in Rivers State.

The letter was copied to the Commissioner of Police and the press.

In response, the landlord’s lawyer, Mirabel Usoro Esq., denied all allegations. She stated that the work carried out on the roof was a repair agreed upon by the tenant following his complaint about leakage.

She added that although the tenancy expired in February 2025, the landlord chose to proceed with the repairs out of goodwill.
